Can I go and live in a Tiny House in Italy?

Many people dream of being able to live in a Tiny House in the middle of nature and choose a sustainable and essential lifestyle. What does Tiny House mean?

Literally “tiny house”, it is a little house on wheels. Compared to a caravan it differs in robustness, energy saving, aesthetics, and usually also in larger spaces. Since 2008, following the real estate crisis in the United States, the Tiny House concept has developed strongly and has given rise to a real ecological and anti-materialist lifestyle.

How much does a Tiny House cost?

The price is extremely variable as with a car, a caravan or a house. If we are looking for a real Tiny House, namely a vehicle that we can move just like a caravan, at the time of writing this article, there is only one manufacturer in Italy, Simone Vecchiato (S.V. Mini House). Each of Simone’s Tiny Houses is a unique and handcrafted piece. To give an indication, prices start from 50,000 euros upwards, depending on fittings and dimensions. The vehicle is supplied with certification, systems, furniture, bathroom, mattresses, fridge, etc. From the day of delivery it is fully habitable. Tiny Houses in other European countries have similar costs. In Germany and France prices vary from 45,000 to 80,000 euros. Only Poland has prices around 35,000 euros, but the structures are built on trailers certified for the transport of goods, not for residential use (it seems trivial, but in reality this is a fundamental issue). Prices vary depending on building materials and also on furnishing and structuring requirements.

 

What permits are needed to live in a Tiny House?

The answer unfortunately is it depends. Every Italian municipality can have specific laws in this regard. The Tiny House, if certified and registered to travel on the road, is equivalent to a caravan. In some municipalities there is, for example, a prohibition on positioning caravans or mobile structures even on agricultural land. Other municipalities allow the Tiny House to be left on agricultural land for a maximum of 90 days, then it must be moved, even just by a few metres, and then repositioned for another 90 days.

How to move a Tiny House?

Tiny Houses usually have a weight between 30 and 35 quintals. For this reason a vehicle with high towing capacity is necessary. Ideal in this sense are large American pick-ups. There are few European cars with these towing capacities: Mitsubishi Pajero, Ford Ranger, Land Rover Defender, Land Rover Range Rover, Jeep Grand Cherokee… For the driver a BE licence is required.

Where to buy a Tiny House in Italy?

Today there is only one manufacturer in Italy that produces and sells certified Tiny Houses: Simone Vecchiato (S.V. Mini House). Everything is assembled and crafted with care by Simone directly at the premises in Arcade (TV).
